1. EverRise's role

EverRise Management Group FZE LLC provides mortgage advisory and assistance services in the UAE. EverRise is not a bank, finance company or direct mortgage lender and does not itself approve, underwrite, fund or guarantee any mortgage or financing facility.

We may help customers understand requirements, compare potentially suitable options from multiple UAE banks or financial institutions, prepare applications and move through the process. The relevant bank or financial institution remains responsible for its own product, credit assessment and lending decision.

2. No guaranteed approval

No statement on this website, in a calculator result, in a conversation with EverRise or during preliminary assessment should be treated as a guarantee of approval, pre-approval, final approval, disbursement, rate, loan amount or processing time.

Applications remain subject to the relevant provider's policies, verification, credit assessment, affordability assessment, documentation, property eligibility, valuation, legal checks and any other conditions it applies.

3. Bank criteria and regulatory limits

UAE banks, finance companies and other regulated mortgage providers apply their own credit policies and are also subject to applicable UAE Central Bank requirements. Provider criteria may be more conservative than regulatory maximums and may change without notice.

Factors that may affect a mortgage include residency, income, employment or business profile, existing liabilities, debt burden, loan-to-value, property type, valuation, age, tenor and credit history.

4. Rates, fees and product information

Interest/profit rates, margins, fees, charges, insurance/takaful requirements, early-settlement terms and promotional offers can change. Any rate or product information communicated before a bank issues its formal documents is indicative unless expressly stated otherwise by that provider.

The bank's official Key Facts Statement, offer letter, facility agreement and other contractual documents take precedence over general website information or informal comparisons.

5. Mortgage calculator disclaimer

The EverRise mortgage calculator provides an illustrative estimate only. It is not a quotation, approval, bank offer or commitment to lend.

Actual monthly payments and total costs may differ because of the final approved rate, reducing-balance calculation, product structure, fees, insurance/takaful, valuation, changes in variable rates, rounding, payment dates and other bank-specific terms.

6. Pre-approval and approval-in-principle

Where a bank issues a pre-approval, approval-in-principle or similar preliminary decision, it remains subject to the bank's stated conditions and does not necessarily mean that the final mortgage will be approved or disbursed. Property valuation, final documentation, verification and other conditions may still apply.

7. Property and transaction matters

EverRise's mortgage assistance does not replace independent property, legal, valuation, conveyancing, tax or investment advice. Customers should obtain appropriate professional advice where needed and independently review the property transaction, developer or seller documentation and contractual obligations.

8. Customer responsibility

You should provide complete and accurate information and promptly tell EverRise if your circumstances change. Before accepting any mortgage, carefully review the provider's official documents, including rates/profit terms, fees, repayment obligations, variable-rate risk, early-settlement provisions and consequences of missed payments.

9. Third-party information

EverRise may receive product, criteria or status information from banks, financial institutions and other third parties. We aim to communicate information clearly, but third-party information can change, be withdrawn or be subject to additional conditions. Final confirmation must come from the relevant provider.

10. No commitment created by website use

Using this website, submitting an enquiry or discussing options with EverRise does not by itself create a mortgage contract or oblige any bank or financial institution to provide financing.
